Jupiter is a small town made up of series of very small neighborhoods.  We have very few really large communities mostly due to the fact that this is a small geographic area.  One of these small communities is the gated community of North Fork located on the northern side of Jupiter, behind The Shores of Jupiter.

The 132 single family homes in North Fork are custom built and range in size from about 2,300 square feet of living space to around 4,000 feet with up to five bedrooms with three and a half baths.  Many have private pools.  The community is divided into an eastern side and a western side with winding streets under the shade of mature live oaks.  There are also a series of small lakes providing water views and some of the homes have preserve views behind them.  This means some homes have large lots, some to 1/3 of an acre, and at least one has a tennis court in the back.

These luxurious homes have 11 ft. or more ceilings, crown molding, fine stone floors, granite counters, dual vanities, Roman tubs, and most have stainless steel appliances and 42″ cabinets.  The floor plans often feature a den or home office in the front and some have circular drives.

Homes here might appeal to you if you are looking for a modest size community of luxury homes behind gates with a strategic location in Jupiter.  Jupiter is such a small town that everything you might leave home for, like shopping and restaurants, are about 5-10 minutes away.  If you like the famous beaches of Jupiter, they are about 10 minutes away and you will find they are “dog friendly” and free unlike many beaches up north.  And because I-95 is close by, you can reach downtown West Palm Beach or the International Airport in about 15 minutes.

The Reverse Mortgage for Purchase is becoming more and more popular as Senior Consumers and Realtors alike are recognizing the advantages of this Government sponsored mortgage program. Whilst the Reverse Mortgage has been mainly used by Senior Consumers to use the equity in their homes to defray living costs and pay down debt, the program was broadened about two years ago to enable seniors to use a Reverse Mortgage for the purchase of a primary dwelling.

The advantages are, you can be qualified if you are 62 years of age or older regardless of income or credit history. They own the home, there are no monthly payments to make and there is no personal liability for the Senior Consumer nor for his or her heirs.

Many seniors moving to Florida are unable to access conventional mortgage credit due to current market conditions, past credit history or insufficient income to qualify. The solution to these issues is the Reverse Mortgage whereby the seniors do not have to utilize all their cash for the purchase and can purchase a better home, conserving capital at the same time and not fretting about monthly payments.

By the same token the Realtor can get the Senior Consumer a better home and not be concerned about having the client qualify for a mortgage. In addition the FHA lending limit for Palm Beach County on a Reverse Mortgage is $625,500 versus $417,000 on a “Forward” mortgage thus giving more latitude to the Senior and the Realtor to conclude a mutually satisfactory transaction. Similarly, the proceeds are tax free and do not affect Social Security.

Beach Access for boats, surfers, snorkeling or just fun at the beach is 15 minutes away.  Coral Cove or Blowing Rocks offer natural settings and great family photo opportunities at the Atlantic Ocean or Intracoastal by the Jupiter Lighthouse.

Jupiter offers many choices in single family homes and condos but there are not many townhouse communities.  One, located near the ocean, is Bella Vista comprised of 136 two and three bedroom units.  Floor plans start at about 1,100 square feet and range up to about over 1,900 feet.  These light and bright units have private patios in the front and back and are located near Carlin Park where the Heart Trail is available for your use.   Carlin Park is a large County Park with direct ocean access so you will never be far from the ocean.  Carlin Park is also the home of the Lazy Loggerhead restaurant where you can get a unique, tropical meal while dining in the ocean breeze.
Like most things in Jupiter, homes in Bella Vista are close to everything.  Directly across the street from the entrance is the famous Maltz Dinner Theater where Broadway caliber performances are held.  The Jupiter Inlet with its 150 year old working lighthouse is right around the corner and there is waterfront dining across from the Lighthouse.  This is one of the greatest spots to eat anywhere along the coast.  The Town of Jupiter is developing its Intracoastal Waterway into the Riverwalk so residents can enjoy waterway activities and concerts.  Riverwalk is within walking distance of Bella Vista.
Head west about 3 miles on Indiantown  Road and you can access either the Florida Turnpike or I-95, either of which can get you to the Palm Beach International Airport or the downtown West Palm Beach cultural center in about 20 minutes.
If you like to shop at some of the finest and well known stores, Palm Beach Gardens offers the Gardens Mall and Downtown at the Gardens and they are just about a 10 minute ride away.
